The motorcycles weren't the only things moving through Sturgis this summer! 🏍️🏡 From June through August 2026, the Sturgis real estate market remained active, with solid home values, a variety of properties for sale, and buyers who were interested—but increasingly selective.
So, what did the summer market look like? Let's take a ride through the numbers!
🏡 June: Summer Market Shifts Into Gear
June traditionally kicks off Sturgis' busier real estate season, and 2026 was no exception. Buyers were searching for everything from in-town homes to acreage, recreational properties and Black Hills getaways.
Early summer data showed a median Sturgis sale price of approximately $386,000, up about 3.6% from the previous year. It was a good indication that local property values were continuing to hold strong.
Buyers, however, weren't simply looking for the cheapest home. Properties offering desirable locations, updated interiors, garages, acreage, views and recreational opportunities continued to stand out.
☀️ July: Stronger Prices, More Selective Buyers
By July, the market was showing even more pricing strength.
There was a median Sturgis sale price of approximately $385,807 for the three months ending in July, an 11.7% increase year over year. At the same time, homes averaged about 61 days on the market, compared with 54 days the previous year. Sturgis recorded 30 home sales in July, compared with 37 in July 2025.
The takeaway?
Prices were strong, but buyers were taking their time.
Today's buyers have more opportunity to compare homes, investigate properties and negotiate rather than feeling pressured to make an immediate offer.
That makes pricing, condition and presentation especially important for sellers.

July data painted a similar picture of continued stability. The typical Sturgis home value was approximately $377,712, up 2.3% from the previous year. 53 homes were for sale and a median list price of approximately $417,967.
Sturgis property values remained strong during the summer of 2026.
🏍️ August: Rally Season Meets Real Estate Season
Then came August—and if you've spent time in Sturgis during Rally season, you know the town takes on a whole new energy!
Despite the summer excitement, the real estate market continued to move. Recent sales in the 57785 area ranged from homes around $220,000 to properties selling for $625,000 or more, illustrating the diversity of the local market.
That's an important point: Sturgis isn't a one-size-fits-all real estate market.
An in-town starter home, a newer property with mountain views, an acreage property or a recreational retreat can all perform very differently.
🔍 Buyers Had More Time to Think
One of the biggest trends this summer was increased buyer selectivity.
