Show Ready!
 
    	Following up from the staging blog last month with tips on making your home ready for a showing. If possible turn on all lights (with the new bright bulbs you got for staging). Open all the curtains. Make sure the entry area is clean and free of clutter inside and out. Tidy up the exterior and yard if needed. Put away most everything on the counters in the kitchen and the bathrooms. Even if you have to just put it under the sink. Some people go so far as to set the table with a pretty place setting, bake some cookies, and put on soft music- all nice touches. As always - bright, clean, and decluttered homes sell best!
Think about smells. Smell is a very strong sense and makes an unconscious difference in how a person feels about a place. Have fresh plug ins (not perfume) in bathrooms and maybe vanilla in the kitchen. If you have pets be sure their area is picked up and litter is fresh and hidden from site if at all possible. It might be worth having an ionizer you can run prior to showing. If you have lingering smells try pet odor spray or invest in plug in ionizers for pet areas.
