This month, I would like to talk about the importance of staging one’s home for listing. By ‘staging’ I mostly mean just putting your best foot forward with what you already have in your home. Sometimes staging goes beyond that, and a stager can come in and bring furniture or needed details.

The most important and inexpensive things are deep cleaning and decluttering. Since you’re moving anyways, I would suggest going and buying 10 totes and just filling them up, labeling them, and putting them in a shed, the garage, or one room in the house. Clear off all your countertops and dressers as best you can. Taking down a bunch of knickknacks and stuff around makes the home look spaciousclean, and restful. Another inexpensive thing to do that makes a huge difference is bright light bulbs, and then turning on all the lights for a showing. Those three things can make all the difference in the world! 
 
The next level up would be paint. Painting a home neutral colors, fresh and clean is always a tremendous return on investment.
 
Additionally, look at your entry area where people will be coming into your home. Make sure there’s no peeling paint and no junk. Make sure it is restful and inviting. Buyers do not want to see work everywhere they look. If they see peeling paint or obvious deferred maintenance, they may use that against you in an offerand some financing requires it to be fixed. 
 
The list can go on and on down to much smaller details so one can get as in-depth as they want. However, I would say if you did the three most important things as well as checking your entry area, you’ll be in the top 10% of properties on the market, making your home much more sellable.
